Request for Information: Innovative Use of District Owned Real Estate Assets

    • Denver Public Schools (the District) is seeking information from qualified organizations, developers, nonprofits, community groups, and other stakeholders for innovative proposals to utilize District owned real estate assets; please see RFI here
    • The purpose is to enhance student experiences and outcomes while contributing to the betterment of surrounding communities

    Questions Received

    We are eager to propose that DPS create a nonprofit office shared workspace with one of the buildings. Would we be responsible for creating a coalition for this prior to completing the RFI? Or could we simply propose a nonprofit shared workspace and collaborate with DPS to identify potential occupants?
     
    DPS is interested in a range of innovative ideas and implementation plans are encouraged for submissions. Exact partner organizations for this proposal are not required for submission. We would welcome joint submissions from organizations and/or proposals that answer likelihood of implementation/interest.

Guidelines for Real Estate Developers

  • Developing Residential Property within the City and County of Denver:

    • Any developer submitting an application to the City and County of Denver Development Services Department to construct a new development within the City and County of Denver shall consider the impact of new developments on schools.

    • Denver Public Schools (“DPS”) partners with the City and County of Denver Development Services Department to review all concept applications and to work directly with the developer of any project that is projected to impact student enrollment.

    • If applicable, land dedication or cash in lieu of fee requests are made based on the estimated student impact from a development and the proposed fair market value of the land.

    • A development applicant must contact the DPS Planning, Analysis and Real Estate team upon submitting a concept application in order to proceed with plan approval and permitting when applicable fees or land dedication may be required.
